Fall’s Multifamily Compliance Checklist 

The dog days of summer are finally over, but there’s no time to rest on your laurels. As autumn approaches, property managers must shift gears and focus on fall maintenance and compliance. These tasks are critical for keeping your property in top shape, ensuring safety, and making sure residents stay cozy and comfortable.

The challenge. Cold weather, falling leaves, and for some of you, additional threats in hurricane-prone regions can leave your property vulnerable. With insurance costs rising (skyrocketing more than 100 percent in some markets) risk mitigation takes on even greater importance.

Don’t forget the small stuff. While the fall foliage is a beautiful reminder of autumn weather, those bright yellow, orange, and red leaves can wreak havoc on your gutters. Changing air filters and cleaning vents are additional tasks that should not be overlooked. Clear fallen leaves and debris from walkways and common areas to prevent slip and fall accidents.

Be proactive. Preparing your property for the fall season involves a series of critical tasks, and it’s essential to ensure none of these slip through the cracks. Establish a system to hold your onsite team accountable and ensure everything is carried out in a timely and proactive manner.
